I live in Auckland and have a property in Burwood East (Melb) and wish to refinance. I would like a recommendation for a Property Valuer that will value on face value, not one that wants to know how much I want to borrow and value on that and an Independent Mortgage Broker (not self recommended).
One problem you will have is that it is bit like the chicken and the egg. There is no point in finding a Property Valuer that gives you the valuation you want only to find that the lender you decide to go through does not accept that valuer on his panel.
You would better to find a lender that gives you the product and package you are after and that does charge for their valuations and see whether the value of your property comes in at what you are hoping.

You might as well just find the lender first and then do the valuation through the bank, otherwise they bank will not accept your valuation and you will be paying for 2.

Hi guys… help me to understnad this please…… I recently got my bank to do a valuation prior to refinancing for a reno…Problem is they never even went inside…..Now that the reno is done I thought I hsould get another valuation but my initial thoughts are… if they wont look inside to see the improvement… how can i get the new renovated property revalued….and forumites have told me that banks wont accept a professional valuation from a private compant or person/… ITS A REAL CATCH 22… how do the pros get around this?????????????PLease help me…..[inlove]

Not sure about NZ, but with some lenders here, you can insist on a full valuation so they actually have to go inside.
