Help. I already have 4 properties in NSW ( bad luck ). 3 are positive and one requires reno/ repair prior to renting. I have tried getting finance from all major lenders including refinancing the loan I already have with no luck. I have tried several small finance companies and a few brokers but still the same answer. They all agree that I am over committed yet all the properties are stand alone positive this includes the reno/repair as I own it outright. My personel income not including the property rents is small and I can only borrow as a no docs client. Should I hand in the towell or is there some hope for me. PS Im only trying to borrow 10,000 tops. Any advise will be greatly appreciated.

Never say never in lending and there is always hope.
Would need to know some figures before making a recommendation though.
