Hi I am new to this forum but have been reading the posts for a while. We missed out on 2 houses in 4 weeks because of the games that real estate agents play.
First house on the market for a long time and there was no one else at the open house and then suddendly as soon as we put an offer (lower than the asking price of course)there was an offer from someone else. They got it. My husband thinks that the agent used us to see how low the vendor would go and then call their best mate and say ” come and put an offer on this house you can get it at a great price”.
Second house, same story as soon as we put an offer the agent called someone who put an offer on the house a while ago (but nothing ever happened with it) and pushed him to put another offer as well to create kind of a dutch auction.
Is this the norm these days? We havent bought a house for about 10 years. Its frustrating. Like to know your opinions.

Just bad luck I think. I sold my house last year and I wished my agent had called his mate to offer a higher price.
It is hard to know what the agents are doing and whether you are being shown the full picture, but I often felt disadvataged as the seller too.

Count The Currency With This Online Positive Cashflow CalculatorMy “Mates” the Real Estate Agents. Most I encounter would be better suited to the title “Fake Estate Agents.” They are mostly crap. It’s funny how they claim to “Sell” yet I’ve always decided to purchase independant of them. They haven’t influenced my decision to purchase a property at all. They do however influence the price. If you’re concerned about this situation do your homework. Ask the agent for their licence. Then when they provide it deal with them. If they don’t, can’t or won’t provide it use another. Another way to avoid this is to use a Buyers agent. The other agents won’t get the opportunity to play with them as they will go directly to the vendor if they start with the games…
Another point to remember is this: YOUR Agent is not working for you. They are engaged by the Vendor and always represent them. NOT YOU.
Oh and there’s always another property to buy…

I believe that median in 2004 was about $345k?
Not sure what the median for houses is today (haven’t looked)

My husband thinks that the agent used us to see how low the vendor would go and then call their best mate and say ” come and put an offer on this house you can get it at a great price”.get and expiry clause in your offer – first ask where the vendors are, local? when could an offer be presented if you made one? the base the expiry according to that information, will reduce the amount of time for other “offers” to be conjured up.
