    I have a IP which I plan to sell in the near future as it is quite CF- (was my own house once). I have t oreaplce the kitchen totally and would like to put one in that will be o.k for short term renting (until sold) and that will apeal to buyers also. So we had a quote done by a company. Its a farily large kitchen (21 cupboards) and including the appliances, the sink and all fitings, and a european laundry fitout (double cupboard with shelves and doors the same design as the kitchen the price cam to $10000. Anyone with experiecne give me any insight into how this compares? Reasonable? too ghit, good etc….It will be a vinal wrap kitchen with laminate benchtops and 10 year warrant.

    Don’t know where you are, but why not look at a second hand kitchen. Here in Brisbane there are a couple of companies that put in kitchens which are only a few years old. I believe they alter them to fit. I would guess you could save half that cost, but have no experience with them.

    We just did one for a client in a Unit in Chatswood, NSW. Prices ranged from $12K down to $3300 including New S/S sink. These guys were based 2 hours drive away up the coast. I would look in the yellow pages starting at “Z” and look for the little one line Add’s.

    Do you have to replace the kitchen totally? You might like to consider putting in a new benchtop and door handles (we just did this for $1300) for a kitchen with 27 cupboards so may be a similar size. Another alternative may be to also replace the doors if the cupboards are OK eg. Bunnings ~$27/door for white glossy. You can probably do better than this from a kitchen shop. Try Nover kitchens as we have always found them to be very reasonable (their bowstring handles are only $1 – instead of $5+ from a hardware shop). Kitchen places also generally add 10% to all appliances that they supply, so it may pay for you to ring around for these also.

    If you look around http://www.tradingpost.com.au for second hand kithens. Some come near new with everything included for next to nothing.

    interesting – http://www.yato.com.au if you’re in Brisvegas. I was in there yesterday, and their prices are superb compared to the others I have seen. They also use only 7-ply not chipboard meaning it will virtually last forever. Average price is about $7k with a discount applicable should you decide to obtain bathroom items as well.

    Otherwise try the yellow pages, and shop around for installation or do it yourself (pay someone to cut it though) it will save you heaps and isn’t too hard to do…

    I am also in Brisvegas and have just bought my first house [biggrin] which is in need of a bit of TLC.

    I was wondering if you had the name of these places in Brissie that sell second hand kitchens as well as handle the installation?

    Hi. Sorry about the delay but I just looked at this now. I can’t think off the top of my head of the names, but in the insert in Saturday’s Courier Mail in the Home and Living (or whatever it is called) section they advertise almost every week. I will have a look on Saturday and post the name but probably a google search would find them. I think there are a couple of these companies, and I think there is one with a showroom, maybe Kangaroo Point?

    $10k for a kitchen sounds way too expensive to me. Look for a second hand one via Trading post etc, a friend just bought a blackwood one for $850.00 then had to re-do bench tops. If you were in Adel i could sell you one as my new IP has a brand new one and I plan on knocking it over in 6 months

    You comments have bben great-thanks.. However I wish to comment that the house is receiving other major renovations including a bathroom and garage and deck etc….It has been an IP rented but we will look at chashing in and selling over the next few years to invest elsewhere….so does this not warrant spendin g a bit more on a great kitchen and reno for resale value…. P.S we have friends renting it for us on a 2 year lease…….[inlove]

    $10k for a kitchen! Unless the house is worth $400k+ then you are way over the top. I reno mainly $200k to $300k houses in TAS adn the most I have ever spent (even when I was doing this in the UK ) was $5k. I do however fit the kitchen myself (it isn’t hard to put the carcasses together – the only problematic bit is the pre formed tops when you get to a corner – but chippies are only $25 a hour at weekends) – or get a “weekender” chippie to do the whole thing for $25 per hour. Also, having seen a fair amount of Ozzie kitchens that are so called custom made, they really are rather poor. Try IKEA. Their kitchens are the dogs bollocks, and super cheap. I use them in semi decent houses. I even have to go to Melbourne for them! In cheaper rentals or in houses for resale in lower income areas, I use Bunnings. I’ll send you a photo of one I did for $1850 including taps, ss sink, extractor and wall units if you want. The thing is they look good and new, and they do the job. Another thing to consider, if you can, is to just change doors, handles and work top (or any of those). Put in some new Bronx Marble (lino) and furnish suitaby and you’ll be amazed! And, don’t go over the top… there is a reason why most new build builders do not offer wall units as standard.

    Anyway, that’s my 10 cents worth.

    You sound like you already have a feeling which way you want to go, snowflake, and I agree with you.
    If you still need to have it looking good after another 2 years of rental, then a cheap option will look even worse by then.
    Considering buyers look closely at the kitchens/bathrooms when they buy, and not everyone is into renovating, get something of quality.Keep things neutral, and stone benchtops dont cost much more than laminate but definitely deliver the wow factor.
    The extra few thousand you spend will generally come back to you tenfold in the sale price (im talking from sydney) and if you are still renting it, you can depreciate it for a few years anyway, and should get at least $20 per week extra in rent.

    We are almost done with the reno: here are the details in case anyone is interested:

    Bathroom: all self installed with lots of “expert” fathers and father in laws help -ex-engineers love to be in charge and they are always after perfections . Total demolish including palster on wall right down to bar wall studs. We demolished an internal bathroom wall that separated the toilet from the rest of the room (waste of space) so now its a lot BIGGER. Installed a corne bath and shower in one, new toilet and vanity and did al the tiling and stuff ourselves…..Looking spiffing if I must say!!!! Cost: including everything including paint, fittings, tiles, plumbing etc….$3500

    Kitchen: New 22 cupboard kitchen (large gallery area) and appliances including installation and new fittings and appliances and design, european laundry double cupboard fitout in the same style as kitchen Cost: $7000

    Pain inside house (my shoulder is killing me but you cant say im lazy!HaHaHa) $350 for paint

    Dog pissy and stinky carpet in lounge and dining pulled up and hardwood floor board pollished Cost: $500

    Fixes falling down fence: $80 for posts

    All in three weekends and most weeknights after a hard days 8 hours straight work in the office!!!!
