    How is it possible to utilise my deposit to purchase an IP when the IP will be purchased with borrowed funds ?

    A super fund can purchase property but must pay cash, no borrowings allowed in superfunds.

    Be careful in this area. I believe that this type of structure is on the cards for elimination by 2009. I looked further into this for myself and believe that if you go into a structure like this you will need to be out of it by 2009 and so I did not set one up for myself.

    Tread carefully but good luck.

    I am with Colin on this one i would be very careful.

    Super Funds are certainly not able to borrow and the use of JV’s with Unit trust or the like will be treading on very thin ice.

    A Wrap could be a long term investment and if you nned to change things you would need the consent of your purchaser which may not be so forthcoming.

    I have purchased a couple of properties and wrapped them in my SMSF but on each and every ocassion only ever paid cash for the properties.
