    Hello there again,
    I had a thought the other day regarding something I heard a little while ago at a sharemarket seminar: I distinctly recall one of the presenters saying that superannuation could be accessed to invest in shares privately.
    That makes sense when considering that your super is being invested in shares and such things anyway, but what about property? Are you able to draw on your own personal super to invest privately in real estate, as an individual or under a company name of which you are a director?
    Just a thought, but it would make raising a deposit a lot more achievable in a short space of time…
    Any advice is appreciated.

    You can purchase an IP in a SMSF but a super fund can not borrow money. The super fund must pay cash for the property.

    Be careful with SMSF, learn the rules and play by them.

    Colin is correct buying and selling in a SMSF brings with it a whole new set of rules and regulation. You as the Trustee are responsible for the investment decisions of the fund and if ill thought or irresponsible are liabile for the consequences.

    I purchase both shares and property in my SMSF for the benefit of the franking credit on shares and the lower CGT on the sale of the property.

    Running your Super Fund can give you greater freedom and flexibility when it comes with investment choice but it also brings greater responsibility and compliance.

    A good starting place but SMSF do come with lots of rules and regs and as such setting one up does require a good knowledge of the relevant laws.

    Thanks for the link Derek,
    If this is a good starting place then perhaps it might be wise for me as a novice to, well, gain a bit more experience first… Still, something to consider down the track.
