    In the February issue of Australian Property Investor, in one of the articles I saw the phrase “Captive Tenant Population”. Does anyone have any idea what this means? And further, why this is an important factor, how it is measured, etc etc

    As far as I am aware a “captive rental population” is where Demand outstrips supply. EG there are more tennants than there are properties available. This creates pressures in the market… sometimes this means that rents go up, or that tennants may be more willing to sign a longer than normal lease, in order to secure a place to stay. This is just my simplistic take on it, and Im sure there are other ideas out there on what this means.

    Not seeing the abovementioned article but having heard the term before;

    The context was people renting whislt saving for a deposit, to have the ‘purchase price’ inflate beyond their capacity to save enough to to secure the property – thus they became captive renters.
