Hi guys, i’m just having these thoughts about which investment property is best to pursue, whether it’s a 1br or more br type of property. A couple of people I have been speaking to said that 1br property is best to begin with because they are the most affordable to purchase and the renting market for 1br is potentially higher than >1br property. What do you guys think?

JemI think you should buy whatever is typical for your area that you are investing in.
I personally would only consider 1 bedroom apartments in inner Sydney.
As far as being easier to rent – I doubt it. They will only appeal to single people and perhaps the odd young couple.
As far as houses go I would stick to 3 – 4 bedrooms in middle class suburbs.
Just my opinion and plenty of people do well pursuing other strategies.

There’s a 1br deal near a university, I’m very positive that it’s going to be easy to find prospectous students to rent the place. The only problem – as always, the deal isn’t near anywhere to making positive cashflow in day 1 – as it happens with any other deals. As I experience it myself, it’s almost impossible to find a deal with positive cashflows, but on the good side is that the location guarantees me a tenant with a potential of stong capital gains. Should i go ahead?
