I am told by my commercial tenant in Auckland, NZ that Green Bay is a poor socio-economic area, therefore he cannot pay the rent my valuer think is a fair market rent.
Having lived there for quite some time, I think Green Bay is a typical middle class suburb and a gateway to trendy Titirangi and it is Kelston, Massey and parts of Henderson where the less affluent in West Auckland “congregates”.
I was searching for a list or something but the Statistics NZ site is too big to navigate. Can anyone point me in the direction where I can find some proof?
