As a novice in this field, how does one derive capitalization rates for commercial property within a given geographical location? I know that all cap rates differ in regard to the type of commercial property -such as industrial/hospitality/retail, but for each of these types, how widespread is a cap rate for each sector. ie. Can cap rates be applicable to a sector as specific as a food court/retail area within a single shopping mall, or can comparative analyses of cap rates be done on a far greater scale such as a suburb in the same area as the shopping mall? Any help with this would be greatly appreciated

You might want to pose as a potential investor doing some preliminary research on investing in CP to a CP RE agent. Sometimes the best way to get the good info is to ask the bloke right in the middle of all the action.

Also speak to Dazzling who’s the resident expert on CP’s.

    Good Luck…FL
