We just converted a 3Br / 1 Bath out dated house into a 5 Br /2 Bath house with brand new kitchen, bathrooms, new floors and newly painted and landscaped and paved.
The whole project took just 4 weeks, but we had to very carefully coordinate the trades people so that the jobs get done quickly and efficiently.
It will be completely finished and fully fitted with furniture by next weekend, the aim is to use it as a student accomodation premises, we have not attempted this kind of thing before!
The whole thing was completed so quickly that I have not given it much thought and now I’m stuck!
Anyone know the rules and regulations concerning rooming houses in SA?
What are the conditions with individual tenancies in one premises, ie how much bond, how much money up front?
Who connects the gas and electricilty?
How do we provide broad band internet for the students?
What happens if one of the common areas are damaged? How does it work with the bond?
I will be advertising in the advertiser this weekend, is there anywhere else I should be advertising for this sort of thing?

Being a Qld girl I can’t answer those questions but I’m most impressed with the reno in 4 weeks. Well done. I thought our 6 weeks was good so it looks like I’ll have to work a bit harder now!!

If you know where your target market is coming from go directly there.
Universities and Tafe’s have notice boards.
Before purchasing furniture, find out borders requirements.
They will be happier that you asked them and did as requested.
They may be happier to pay a premium for it.
He he thinks you did the Reno so fast that you missed out on a few planning details.

regarding the broadband:
– the first thing to do is to check that the house can actually get a broadband connection – check that the exchange is enabled and then check your phone line. if you are new to broadband i can give further details.
– sorry no personal experience but i think it would appeal to students if broadband was included in the rent (ie up the rent to cover). And ADSL2+ particularly as it is much faster – Adam currently have the best roll out for ADSL 2 in the adelaide area with very good pricing too. (http://www.adam.com.au/)
– here is a very helpful website http://bc.whirlpool.net.au/ and the whirlpool forum is a very good resource.
– word of warning though – setup costs can be high unless they offer a discount for a 2+yr contract. and connection time can be lengthy (most quote 2 weeks but i have been waiting since early dec to get connected )
I also suggest contacting the local Uni/school/tafe and you may be able to advertise electronically and/or on noticeboards

To be honest, this project started out as a renovation in order to increase the equity we had in this particular property, it kind of turned into a student accomodation somewhere during the very short reno project, didnt give us much time to think [cigar][confused2]
But, we’ll get there! At least I will be able to answer questions for the next person thinking of doing this [biggrin]
I have done all of this before to some success with students.
