    Hello everyone,

    I’m looking at buying a house on 1ha block of land in a growing country town.

    First step is to rent house for positive cashflow.
    Second step get council approval to subdivide the land.
    Third step either build kit homes on each lot and onsell, OR sell off each vacant lot.

    Is there anyone out there already doing this fulltime?

    Can you offer me any advise?

    Yes I do [blush2]

    But I don’t or rarely sell.

    If you do it well, you can refinance at the end of your project, get (some of) your funds out and do it all again.

    But as a beginner be careful there are lots of little traps – check other posts on this forum

    Do you talk about your subdivision strategies in your book?

    Hi Nadia,

    I don’t do it myself full time, but I also have plenty of experience in this area, as I own a town planning consultancy and work full time for people who do this. Unless you are doing a fairly large number of lots or havfe a lot of resources already, it would be difficult to do full time, because of the lead time on projects. The people who are most successful at this strategy, including Michael, make sure they are in a position where they do not have to sell the end product,they may choose to, but do not get themselves in a position where they are a forced seller.
