    Hello.
    My wife an I need some advise or to be pointed in the right direction. We are developing our property which is commercial(retail) zoned. It used to be residencial and still is dual purpose.
    We are main street and there is not much about for business owners to used. We have had not much of a positive with the real estate agents with regard to potencial rent. In fact speaking to business owner in the main street they have informed us that we are been under value as to what we can get with regard to rent.
    Any advise or who to talk to get a fair appraisal.

    I can’t recomend anyone, but you need to contact commercial agents who specialise in the area.

    What you are looking for is “imputed return”, it is an estimated rental return on a vacant commercial property that is calculated using comparable rentals in the area. A good agent should be able to provide this for you.
