    Hi.
    Just want some advice on building 2 houses (homettes) on 1 block.

    I have a 700sqm block with about a 16m frontage and am toying with the idea of knocking the old one down to build a couple of homettes.

    Is it costly to demolish a house and prepare a block? Do you only have to pay the builders when they are complete?

    Any advice on this subject would be greatly appreciated. I have 1 investment property to date, but have never had anything to do with redevelopment.

    subdividing the land could cost around $10k, but if the original house is in good condition you could sell it for $20k (they remove) and that would cover your costs. For a 16m frontage it would be to tight to have 2 skinny blocks, so you could battle axe them (have the second house at the rear), or build a duplex with the front of the houses facing the right or left of the block.

    if the house is no good (or cant be removed) and no one wants to buy it, it could cost $10k to knock it down, but some people around might even knock it down for free if they can have all the pieces of the house. Get a quote.

    find a builder, get plans that will fit your block, get a quote, get an evaluation off the plans to see the profit (or loss) margin to see if it is worth while doing, get your finance and go go go…[medieval] keep chargin.

    Astro,

    Where is the house you are talking about, state and suburb.
    If council permits you can build a duplex on that block, depending on the existing property the demolition cost will vary, 16m frontage is not to bad to subdivide aslong as you make the most of the block and drawup a nice set of plans. Builders want 5% before they star and invoice for progress payments, if you get a builder make sure you put a penalty if they go over the proposed time frame and also keep a rentention clause so that they get the final 10% after completion. If you want to save money you can do build as an owner builder and hire individual contractors to carry out the work, but you need to be able to manage you money, time and the contractors.

    check out your construction insurance if you owner build, you might find that you cant get any :)

    Lower Mitch in SA.
    Mitcham council only permit a min. of 9m frontage for a semi detatched. Anything below that is at their discretion depending on plans, etc.

    I have contacted some builders to discuss plans, but will I have to pay for them? I assume there will be some sort of cost involved.

    Astro,

    It depends on if you are looking at getting a project builder to build for you as they already have their own plans and pick a house that will suit your block, otherwise if you get your own design drawn up or get an architect or builder to design a house for your block you will have to pay for it.

    Why don’t you try and see if you can put some ideas down on paper, you can look at the websites of the major builders and see how they design a duplex and try and draw something up yourself.

    I suggest you draw up your own plans to suit the block, and then see nice draughtsman to draw it for you. They should know all the council requirements for building. Naturally you need to see the town planner prior tothis, to find out setbacks, carparks etc etc.

    Yes it will all cost I am afraid. All except the council town planner.[cowboy2]

    You could probably download the control plans from the council website, this will specify the development criteria.
