I am looking to start a small development project (2/3 villas or townhouses) in the South East QLD region perhaps even Northern NSW and want to attract money partners. Can anyone give me some feedback on what sort of deals you have struck for partmerships or JVs of this nature. I am experienced at renovations and wraps having done some over the last 3 years and now I want to progress to developments. Any thoughts or direction to resources will be greatfully appreciated.

no problem from me on the post but if the development ( or the total of the developments with n 1 year) is higher then 2 mil or a group is put together that is over 20 people sorry but you can’t advertise this deal as asic will put you in the bird house with theives and what ever cos thats the rules.
and I wouldn’t say email me cos again thats against the rules and I don’t play outside the rule ( usually)here to help

Why would you want a money partner when you can borrow against the GR of the project from a traditional lender.
With interest rates at around 7-9% dependant on the rest of the deal this would have to be cheaper than private money with partners wanting a higher rate of return.
2/3 units is nothing in the way of development. What you would need to show a private money partner is similar to what you would have to show a lender so why not think about doing the deal yourself.
