How is everyone.
9 mths ago we bought a 6 ac and house property . The subdevision wasn’t due finanalised until Mid 06 so we have a contract and a 10% deposit on it and moved on with a licence agreement until the devision comes through and were told we can treat it as our own , start any improvements whatever !
So we moved on and have begun doing things which has made a hell of a difference to the place already and l’m sure it’s value would be up 40 or 50,000 now on what we are paying .
How much punch will all that carry with the homeloan application , the improvements , living here over 12 mths , the deposit , contract the whole deal .
lt is zoned rural and l may also need a no doc which from what l’ve found is normally a 20% deposit especially on rural .
We are hpoing all of the above will get us out of the 20% and we will be able to get our home loan on the 10% we have already put down .
Wondering what you think the chances would be .
lt is our second home , good CR plus references from previous home loan along with everything above involved with this new place . By then we would have been on it and working on it 16 mths give or take .We also have a Commnwealth and National 7 mins up the road , l thought they might even be worth a shot seens they’d be lending locally all the time .

MaxIf settlement is 12 months or more after contracts are exchanged, then many lenders will lend on valuation rather than purchase price. So you may get away with little or even no deposit when the time comes.
