    We have a triplex block (850qsm) in Westminster, Perth.

    Looking into demolishing the existing house and building 3 villas/townhouses on it.

    Never built before and have no idea where to start… can anyone help?

    By the way – we work in Singapore and would have to organise everything from over there.

    In Perth on holiday till the end of Jan and hoping to get the ball rolling.

    Anyone have any builders they can recommend for building villas/townhouses?

    Thinking about selling one – holding the other 2 and renting them out.

    Looking at either building a single and 2 doubles or 2 singles and a double – the block is elevated and there would be great views of Karrinyup from a second storey.

    Hi Mei,

    Have you thought about getting a surveyor (who can get plans and other bits required through to council to approve) that I would think would be the first step and this could take awhile to get going.

    Secondly, quotes for demolishing exsisting property. And lastly a reliable builder?

    I have similar in Westminster.

    Before putting pen to paper I would look at similar developments in area, what sells, stats, for villa etc, design/sqm2.

    Chat to as many RE agents as you can, find out what is desirable in area. I have a good contact in area, he buys, sells and knows it very well.

    I can also give you the name of builder who also owns RE agency in Westminster he has completed many duplex/triplex sites.

    Try buying the book “Australian Residential Property Development” A step-by-step guide for Investors by Ron Forlee. I bought it at Dymocks for $29.95.
    Good resource and explains how to do a Feasibility Study, Prepare DA , Ideal sizes of rooms, car space etc.
    First you’ll need a contour and site survey, soil test and then take you ideas to an Architect.

    Hi guys,

    Thanks for your replies.

    I called summit homes… http://www.summitprojects.com.au – they do everything from the initial feasibility study – to getting council approval etc etc.

    Has anyone built with these guys? or know of any other reliable builders of villas/townhouses?

    Hi Mei – summit are among the cheapest, plunkett usually quote cheaply too. be wary of build times though – allow plenty of time for completion. not sure what the council is like there but allow a few months for that as well whilst you to and fro. also the DLI is seriously backlogged and it is taking a few months to get titles out of there – and unfortunately that all happens at the very end… one of the big drawbacks with unit developments which makes me wonder with the way unit sites are priced these days if you are just better off buying new green title cottage lots! (if you can get hold of some of course).
