All Topics / Finance / Commercial LVR
Good afternoon all,
Freaky new web lay out here, looks pretty good [exhappy]
Just hope to get some info from some Commercial guru’s here regarding Commercial finance.
I know the main stream loans have around 70 – 75 % lvr of pp.
Does anyone know of other packages for commercial property with higher LVR, and what there int rates would be.
Cheers
If you have any extra equity of residential property as additional security, surely you might be able to increase the LVR. If purely commercial security, I think 75% would have been quite good indeed.
Cheers,
L & S,
Thanks for the reply, I have equity in an existing i/p, but dont want to use anymore equity than I have to, naturally to keep it free for other ventures
Cheers
Well here’s a thing. The commercial lending market has so many variables that quoting a rate is difficult. If you go to 80%+ then 8-9% is typical. Higher LVR is a higher rate again.

Simon,
Cheers & thanks for the reply, that was roughly what I was estimating the interest rate to be.
