    Hi all,
    I own a suite in a nice old 10 story building in Melb CBD. The building consists of medical professionals and jewelers.

    My suite is currently unfitted and PMs have suggested to leave it that way and wait until a prospective tenant is found and they can fit it out how ever they chose.

    When I walk into the suite I dont get the felling of “Rent Me”! So Im debating if I should ignore the PM advice and fit it out with carpet, nice sink, etc. Suitable as office space for someone to move in. I want to walk into the door and feel the words “Rent Me Please”!

    Can anyone please share there experiences with fitted vs unfitted spaces and the difficulty they faced with finding tenants?

    hi Mathew,

    we have found that a fresh coat of paint in a neutaral colour inside and out is cheap and gives it a nice clean feel.

    The tenants will still fit it out according to their business colours. But it does need to be presentable.

    If you do spend money on carpet etc, don’t spend too much because if it’s not what tenant want, they will remove it.
