About to lease our 1st house.
What questions should i be asking PM’s when interviewing them for the job.
Thanks in advance!!I’d suggest that you go to or call a few Property Managers (not just 1) and ask for a copy of their Property Management Fees & Charges and conditions.
Sit down and compare what they do for the money.
You want to know are :
Management Fee and Conditions
Lease Fees & conditions ( eg. Advertising costs, who pays ?)
Petties (usually a monthly charge)
Termination period, if you are not happy with them.
Do you have to pay for them to do inspection and condition reports, on top of the management fee. (This is pretty common in Perth and 1 or 2 other states).Mal

ask for referee’s, ask for randam selected with names starting with a particular letter so hard for them to specifically select. They may not give to you due to privacy issues, but say you just want name & phone number.
I have found PM with larger rent rolls with multiple staff in dept do a better job and larger franchised agencies also, as they can get support if need be.good luck

I think the list that Michael has posted is excellent and I would be using this as a guide.
My previous PM did not even have a system in place to establish whether a tenant is in arrears.
I suspect this is probably not unusualGood luck
