    Thanks for the comments Rick, Bardon and Piggy. Also, don’t forget about heating costs too! If your home is vacant over winter, you will need to winterise the pipes, or keep the heat running, or risk your pipes cracking (more costs!). Heating bills can run very high over the winters there.

    not really so sure about this usa investing. 10 people say they will loose money and one says its good

    There is nothing wrong with investing in the United States. You need to be selective as you would anywhere else. Remember that much of America has also gone through a boom and there reserve bank is saying that there market is overheated. In Texas there are spots were there is very good buying. You need to keep in mind that once the rens are above about $1300 per month they become difficult to rent out. Because interest rates are so low there the most that rent cannot afford to buy.

    I dunno about NZ/US other than what I’ve read here and elsewhere, but wouldn’t any eventual profits be offset by very high travel/accommodation costs and any other distance/discrimination issues eg. poor service/overcharging?
    It’s just hard to see how this could all work so wonderfully from such a distance or am I too critical?

    Firstly New Zealand is not that far, secondly before I assist people in purchasing property I make sure that I have the right team on the ground. They include property management, finance, solicitors accountants. I am current doing the same thing in the UNITED STATES. I do this to save people the time and expenise of traveling and doing all the research. The problem is that when people do travel they do not spend enough time doing the research and as such make mistakes.

    This may have been asked before, but why isn’t there a forum for US queries? Whilst I am active in both NZ and the US (not upstate NY, we are in Texas), when I log on to the NZ site I kinda expect to see questions relating to NZ only. As I’m pretty novice about forums and it often takes all my courage to even post a reply to something, I don’t know who to address this question to – the moderators? Steve?
