Currently looking at a duplex pair on a single title in WA. I was wondering about the pro’s and con’s of having having a single title or having it split (apart from the obvious advantage of being able to sell the duplex halves separately). Is it possible to split the title and what is involved? Thanks in advance!
Your rates will be higher if you split.
However your vals will be higher thus equity higher too.

You also may want to check the zoning against both the land area and the frontage.
It’s quite common for example, to find older duplexes sitting on blocks that were once zoned duplex, but have since been upgraded to maybe a triplex or even a quadruplex block.
These are usually popular with developers for knock down jobs.
Good point Dazzling. Could be a good value add when the time comes to sell.

I just paid $1750 + time at council for strata. In todays market it is more often than not, not viable to go with “Green Title” as the on-sell profit is not there compared to the outlay.
