For those who own commercial buildings (in some case residential property) there is a potential to gain additional rental income via allowing a mobile phone carrier to install there coverage basestations on your rooftop or installing a monopole/tower in the roof/backyard. Effectively turning negative cost flow property into a positive cash flow property in a big way.
The rental income can be anything up to $50,000.00 per year but generally range from $5,000.00 to $20,000.00 (depending on the property location) and doesn’t cost you anything. The carriers cover the cost of installing the equipment, infrastructure and legals. Be aware that the carriers just don’t install there basestations anywhere, they have to be in a strategic location for there network coverage, like:
– In a high area. i.e.. top of a hill/ridge.
– In a build-up area along a busy street.
– Be the highest building in the area.
– In poor network coverage area or in a dead spot like in a valley.
– Inside high density office buildings. (These are general low powered type coverage systems, however very attractive for tenants).
– Known high density public events area.On the down side, you need to be okay morally in your believes on mobile phones and the carrier will need access to there basestations 24hours a day, 7 days a week. Also, there is a poor public perception towards these type of installations and in some areas a lot of public outrage which needs to be considered.
Most of the carriers have a database which they log building owners who are happy to allow mobile phone carriers to build there infrastructure on there buildings or backyards for future network expansions.

I was looking at an office block a week ago that had no less than four carriers on the rooftop with their repeater thingies.
It got a little crowded up there with all of their antennae (sp?), along with the cooling towers and the roof jiggy’s for hanging the window cleaners off.
They all had 10 year leases in place, from 2000 I believe, with a further 10 year option at the end of that.
All up, the four carriers were paying $ 70 K p.a. nett for the right to place the thingy there. They took 100% responsibility for it.
Not a bad little earner on top of the +CF rental stream from the rest of the building.
You are correct, this is indeed a nice little money spinner for the building owner.
