I am a new member and just began to consider investing in real property.
I just come across a small town that appears to have a good potential to grow quickly. All the low-end residential listings are sold within a couple of months, yet commercial listings are not moving yet.
All the ‘affordable’ residential vacant lots are sold, yet there is one commercial vacant lot left on the listing for many months.
I’d really appreciate some advice on investing in commercial versus residental vacant lot.

If you were to compare buying a piece of vacant property for long-term investment purposes, would you go for commercial zoned vacant land or residential land? I’ve a situation where a small town appears to have a chance to grow rapidly in the next few years. All a sudden, the “cheapest†residential listings are all gone in a matter of 2 months but not the commercial. There is one commercial vacant property available that I can afford. Should I go for this commercial vacant lot rather than waiting for new listings on residential?
