    Is someone able to assist me with finding stats for Capital Growth and rental returns in Perth / Western Australia. API magazine don’t print any stats for WA and I would like to get my hands on some, preferably at a cheap price.

    The August API had WA stats.

    The Sunday Times on Oct 9th has a separate magazine listing the capital growth over the last 12 months for all the metro area and some country areas too. Perahps you could try ringing The Sunday Times and seeing you can arrange a copy of that weeks paper.

    I saw at the back of Saturday’s West, that rents in Perth have jumped for 3×1 homes in Perth by 9.7% for the last year.

    Which ressy Landlord’s have the gumption to jack up rents by 10% and reckon they’ll be able to keep their tenants ??

    Dazz,

    You can’t rent a 2 bedroom unit within 20 of Sydney for the price of a 3×1 in Perth. I say we all jack the our Perth rents up an extra 10%, then tenants really don’t have a leg to stand on. Lets just pretend we a dealing in petrol.

    the competition for rentals is pretty hot at the moment.. if you ever wanted to raise your rents now is the time to do it.

    on a personal level we just lifted one of our own IP’s 10% but it was well overdue mind you so will do it again in 12 months

    Hi,

    I’m rather new to this but being from WA your posts looked interesting. I work for an investment firm in Fremantle, WA and it’s not just residential rent thats rising – with all the resource activity up north filtering down to the CBD, commercial space is being eaten up faster than it can be offered. And the old rule of supply and demand means commercial leases are on the rise too.

    We have increased all of our rents on IP’s over the last few months as they became due, tenants are happy as it’s happening across the board here..

    Check out REIWA but remember it’s old information.

    Best bet is to get an idea from there and then speak to local REA’s..

    Dazzling is the resident Commercial expert here (IMO)and has certainely been in the deep end, he loves C IP’s and cant see why we have Residential ( I was going to put R IP’s then thought against it..bad acronym).

    Asfor the other part, I agree residentail rents are rising as well, we have recently increased our rents..
