Carrum Downs has historically had high growth, but I personally wont buy there. I don't think growth is sustainable due to the huge amount of land being released in the area. You will get low 3s for a 3br or about $280 for a 2 br. There are a lot of units planned for the next 12 months, which will make for a lot of competition come time to tenant. Have a look at how many units are currently there and what is planned. There is no rail and busses are mediocre. As for Pauldings as a builder, I think they went in receviership in December.
