    Midnight and our phone rings. Its our PM “I’m at one of your places and a tree has come down from the back yard and smashed through the roof and rear of the building”. She goes on in a distressed voice, “water is pouring in and the doors wont close in the rear I think it has done some structural damage….”.

    I guess this is every landlords nightmare. We ask her is everyone OK? Yes, good then no one is hurt so kindly call your handyman ask him nicely to secure the roof with a tarp, (no SES in this town). Then get quotes to get the tree off the building ASAP as to not cause any more damage and get it cut up and dumped. We go on, get 3 quotes to repair the damage and in the meantime we will call our insurance company……

    Insurance is never bought its always sold. This time we are glad it was sold to us.

    Yep up for deductible, (excess).

    The story continues. Just got a writ from neighbour suing us for damage to the fence….

    My understanding is that you can’t get sued for damages when tree falls onto your nieghbours property. Check it out first though.

    It usually comes down to agreeing to share the cost.

    Hi GTD

    Your more than likely right, we checked with our attorney (the property is in the US) last night and he said the same.

    But we still have to have him or our PM front up to the beak.

    I guess its not a big thing but just something that haas to be dealt with….
