Hi Guys,
Considering buying a block in Somerly (Clarkson) as a PPOR / partial investment.
Just want to see what other people think about the estate?
As an investment it’s probably to far into its stages to make decent money though the CG will probably be there over time. My girlfriend likes the area and wants to build, hence the reason for looking here.
What does every one else think?

I like wa not for the reasons you do but I am doing a project which includes your area.
I think central perth has 12 to 18 month growth at it current level and its out areas similar.
check the growth areas.
I look for potential growth which is harder to find but better.here to help
Wayne donn’t belive you can’t make decent cap gains on the latter stages of an estate – I just flipped a block in the 2nd last stage of an estate for a 38% gain. ho much are they looking at for blocks up there and when are titles due?

It’s a PPOR, though every property is an investment to me:)
But, yes we will be living in it for bout 4-5 yrs so it will be our PPOR.
for a 14m frontage block their asking $126k, 16m blocks are $138k +!! It’s getting a little over price – and the annoying thing is, is the size of the blocks. Most blocks in our price range are 10m-14m frontage which seems too small for the “traditional / cheaper” home designs.
You can get a cheaper cottage block, though you then end up spending more for a “cottage house” design.
Does any one know of a house design for under 110k that can fit on a 14m block? I’ve been looking at blue print homes – though they require 16m + frontage.
I have one block on hold now, though have to decide by sat morning…

Somerly looks like its getting pricey for where it is but then again so is everywhere in the south. People have been saying the North side is under priced but with this latest kind of pricing, doesn’t look like it to me. Developers are really cutting up the blocks now aren’t they? 600m2+ blocks are considered duplex! Thats crazy talk.
I’m sure you’re aware building costs are going up everywhere at a squillion rate per minute so if you can afford it, go the larger block and lock in a contract ASAP. I’m willing to bet it ain’t gonna get any cheaper to build in 2006. Perhaps Ausprop can hook you up with a builder. Good luck.
