    <sorry about new topic – need help FAST>
    (short story – building an internal, non-loadbearing wall to divide a room into 2. In the end the property becomes not 2, but 3 bedroom place. Unit, block of 8, no structural or extenal changes).
    Guys,
    After speaking to several people at city council, I am totally confused. The cost of putting a wall, thus dividing the room into 2 is around 2-3K (under 5). Does this mean I don’t need a building permit? Looks like.
    The fact that I am changing 2 to 3 bedroom unit – do I need to do anything about this? Change title? Let city council know etc?
    Pls help!

    Paid deposit, ordered appliances, new kitchen – only 2 months before Xmas! No time left – they tell me it’ll take couple of months!

    I’m not sure that you’d need to go through the council at all if you’re just putting up an internal wall. But you might want to run it past the body corporate at your complex beforehand, just in case.

    Regarding the kitchen, I think you’re saying that you’re going to do it up? Just go head and do it. The type of work you’re planning to undertake shouldn’t need any permits, because it’s just minor renovations. You might be worrying unnecessarily, good luck with the project and keep us posted on the progress.

    The property will be changed from 2 to 3 bedroom one. Where do I change this? Is it recorded anywhere? From what I understand it is not recorded on the title of the property. SO, if it’s not council, then who? What government body records/looks safter this?

    If I sell it tomorrow as a 3bed place – I am not going to have any probs with this?

    When your property has changed from a 2 to 3 bedroom place, the council, the titles office, the FBI and CIA doesn’t need to be informed. In fact you dont have to tell anyone, not even the neighbours.

    When you sell it as a 3 bedroom place you will have no problem whatsoever. Unless of course your prospective buyer is after a 4 bedroom residence.

    Just a thought but most reno’s i’ve heard of (which ain’t many) seem to be *knocking down* walls.

    I guess if you are not loosing a large functional room to make two pokey little ones….

    Thanks G7, really appreciate.

    GelF – you’re right, most of the people knock down walls, I want to add value by increasing the num of bedrooms, compromising kitchen space. I’ll try to compensate this by building a nice kitchen – top modern finish, good appliances.
    For a 3 bed unit it’s not overcapitalizing (I hope).

    I would not consider adding an extra room as minor internal alterations. Some Councils have required number of car spaces based on the number of bedrooms, as well as the anticipated additional load on the municipal infrastructure such as water supply, sewerage, roads, community facilities thus the Councils in NSW may have the opportunity to charge additional developer contributions amounting to about $1000+ depending on Council. It is not uncommon for people to convert garages into bedrooms, but this becomes a problem when trying to sell because the Council has not issued a permit. Additional walls also have an impact upon ventilation and air space – a building surveyor can assist in this area as per the Building Code of Australia.
    I recommend sending a letter with rough skethces in the first instance to your friendly Council building surveyor seeking advice and the requirements.

    What kind of problem this may create if/when I sell? They don’t even have the plan of the property. It is not recorded anywhere on title how many bedrooms there are.

    THe project starts in 2 weeks if you have any info/ideas PLEASE tell me now. I spoke to the council people. They ALL give me different instructions.
