I have advertised a lease option property and am getting loads of “looks” but not one single enquiry…so something is wrong.
Would any of you mind taking a peek and giving me some feedback?

For me personally – I was a bit put off by the building date! It reeks of old and mould.
And I don’t like it when some-one tries to hurry me up! the more you push, the more I push back. So the:
We have had a lot of interest in this property since I advertised it 2 weeks ago and it’s seriously possible this offer will not be here tomorrow! So be really quick on this – I need it sold.doesn’t put me in the right frame of mind either. Every-one knows that the vendor would rather sell today than tomorrow and doesn’t always need to be pointed out. If you need to fill the space then highlight more features.

sounds like a great home! Have you tried advertising elsewhere?we find that advertising simultaneously in more than one place is helpful!

phone 0412 437 582I suggest you put some meat in the copy and remove the advertizing jargon.How about the costs, the money required to get involved.Price on application I haven’t found sits well with buyers.Listen to a teleconference I had last week with a student of mine and she’ll tell you how she changed her add style and received over 40 calls…she tells what she had initially similiar to yours and what it changed to.You should grab her ideas it may well assist you in your journey http://www.rickotton.com

phone 0412 437 582Yes, thanks guys, it has. We have a lease option on it with a lovely young lady who is currently paying $200pw rent (the av. for the area is $180) plus $40pw towards purchase price. We ended up having 3 genuine applicants who passed credit checks.
In the finish, the reply came from placing a small classified ad in the local paper!

Sadly I can’t – firstly it’s a template which the website provides but also once we got the deal signed up I deleted it and can’t retrieve it. The ad I ran in the paper (where we got the most enquiries) read something like,
“Rent-to-own, 4 bdrm home South City, perm mat, family sized section. $240 pw. Ph….”
