    Although this wasnt that profitable a deal for you, would buying a house with FHOG, modestly renovating, living in it for a year, and then selling be a reasonable place to start for a newbie (and potential mentoree)

    I would want to find positive cash flow deals during the year as well, although my partner believes I have some wish to be slum lord, when all I really want is cashflow.

    hey im 17 n i just read have your book this arvo i am liking it as i am planning to use what money i have saved over the past few years plus FHBG to purchase my first place when i turn 18 im planning to move in one room and logde rest of house to help repaments. I wanna get into property before house prices go to high as prices are growing much faster then inflation and i am scared if i wait to long i will never be able to afford a deposit.

    I often Drive past the first place that I reovated and also lived in for a couple of years. It amazes me how bad condition it was in when I bought it . Almost ready for the bull dozer , now it looks like it has another life.

    All I can say is that you were a glutton for punishment. After owning a similar Queenslander as my first property, with great dreams of ‘reno and profit’, I feel safe to say that older timber houses look lovely, but their owners bank balances do not.

    A good job though – it looks very saleable.
