All Topics / Value Adding / Rough Subdivision costs?

Long time no write.
Well I have moved up to QLD from Sydney finally. We have had some exciting things happening. We sold our unit in Sydney. We’ve picked up a couple of nice +csh properties. Now I am looking at doing some small subdivisions/development/removal homes.
I have found a block, its just under 4,000sqm. They have had approval for subdivision already but it hasn’t been subdivided.
I know it’s different in different states and different areas so please don’t answer with that line. What I would like to hear is anyone that has done subdivisions if you could tell me what kind of costs are involved from the approval stage to the actual seperate titles been granted.
Costs of plumbing connection, sewer connection, electrical connection, phone connection and anything else that might cost.
I would appreciate any pointers.
