    Hi
    Thank you for all the info.
    Now I am in the process of lookig for IP and
    would greatly appreciate any advice.

    Would it be better to buy a flat in inner city suburbs or houses in outer suburb

    Also wanted opinions on the following suburbs in Victoria

    Churchill
    Seymour
    Craigieburn
    Melton
    St Albans
    Maidstone

    We recently checkout in Churchill except it seems to have a very limited tenancy market….
    We looked at some of them because of the new extensions to the Craigieburn bypass and transport expansion…

    Is there a reason whay you chose them suburbs? Have you done any research on them yet?

    What you should be buying depends alot on affordability, personal sitation and outcome of investment desired.. Having these figured out will allow you to know more of what you should be looking for.

    Hi BG,

    Cant help with info on those suburbs… But when it comes to flats V houses my money is always on houses simply because of the land component.

    Also depending on the flat and how many other flats are in the same building may mean you have to deal with body corp issues… To much hassle IMHO…

    Hi BG,
    I have looked about in most of the area’s you mention in the past two years. Maidstone probably the best – In the “ring”, has had a fair bit of price growth but maybe have more to go. This area of western suburbs gaining momentum. Seymour & Churchill overpriced now maybe and as you say limitd markets. Melton may have some potential over time. Craigeburn????. St Albans may be a sleeper with potential in 2/3 years plus. These are just my perceptions only and not intended to be advice.
    Don’t restrict your thinking and research.

    IMHO Frankston (esp. south) has a lot more potential for capital growth than the areas you mention. It’s close on the bay, is an area with a fair bit of development and has the new motorway going in.
