Hello,
This is a bit of a newbie question.
I am looking at a property and the advertisement says “around 10 years old”.
Of course I would like to know the exact date it was built for depreciation purposes.
Can you simply ring up the council? Whats the best way to find this out?

talk to a local real estate company they can get that info from rp data.
The council will give the da cc date but you have 5 years to build.
the council should have given an occupation cert and will have a date but this may have been archived.here to help

What exactly do you mean by a “real estate company”. Is that just another way of saying real estate agency?
Also if I go to any old real estate company (say LJ Hooker) and ask for info from rpdata – I presume they would want to charge me a fee or something? How exactly would it work?
Going to the council and asking for the occupation cert is a good idea.
Also does anyone know what the tax office requires as proof of construction date?

I rang Electricity Co once and was lucky to get someone helpful who told me the date power was first connected..
RPData if you have Access is great, even showing you the history of the property since the crown sold it
Check Inside gas meter and Power Box you my strike it lucky..
a Friendly settlement agent can also assist as last sale price is public record, it does cost them though and you will soon annoy them if you constanly do it..
Thats my thoughts anyway..anyone else have other ideas??

im not sure why you NEED to know how old an IP is? what exactly are the benifits of knowing the construction date ?

with then newer (10-20) brick homes (that havent been completly rewired etc.) It should be on the Electrial (power)Box. The two (2) digit construction year should be printed (or a stcikered) on the face i.e; ’89’ =1989, ’92’= 1992 etc..It is on most my IPs. It’s a quick method that I use to when inspecting properties.
(Having said that the older, renovated, rewired period houses obvioulsy will be a bit different).Thanks Hutch for that plan of attack.
Or course if you are buying interstate its not so easy to walk up to the power box and check the date.
But very handy for local purchases.
