I’ve been looking to sell my existing negatively geared investment property. The owner/developer of the land next door is building 18 Townhouses. My property is surrounded by the developer’s site from two sides (right side and from behind). I also found out from the Real Estate Agent that the developer’s brother currently lives directly to the left of my property. So basically I’m surrounded from three sides.
I feel that I can maximise my returns by selling my property to the developer next door.
I would like to approach him upon the sale of my house, he lives out of state and the only means of contact is via mail or through a Real Estate Agent.
I am unsure which is better:
1. Write directly to the developer notifying him that I wish to sell my property and ask him if he would be interested in buying it? And how would I do this without sounding too desperate and get his best price?
2. Get the Real Estate Agent to contact him directly?
3. Get the Real Estate Agent to put my property for sale by tender. In hope that the developer would put down his highest bid, assuming that he wants to buy my property in the first place?

Knock on his door and let him know you are interested in selling for the right price.
Get yourself an independent valuation including an opinion of it’s worth for a development site.
Then sit back and see what happens.
