Joint Venture Partner – where to find?

Hello all

Seeking some advice. I’ve found a couple of excellent investment/development property opportunities, however, do not have the money to pursue them.

After some analysis, the best idea seems to be to seek a joint venture partner to provide funds while I do the leg work to purchase, get approvals, tee up tradies, organise marketing, etc.

My questions are:
Do you know anyone who would be interested in being a JV partner if the numbers stacked up?; Where would I find such people/get in contact with them?

Your advice would be much appreciated.
