    Hi,

    Has anyone found any real good insurance policies for their investment properties? A lot of them have cover for injury to the tenants or people invited onto the property by the tenants, but the one I have doesn’t provide cover for:

    (1) People wandering onto the property, uninvited by the tenants, who injure themselves
    (2) People contracted by myself/property manager to carry out work on the property

    I am aware that contractors should have their own workers’ compensation cover, but how do I know I am fully protected. How do I ensure they have appropriate cover? What if they are self-employed, do they still have that cover?

    Looking for some direction and peace of mind …

    This is one that I see alot. Sadly most policies as not what they crack up to be.
    Remember that all an insurance company has to do is “Allege” that you are criminally negligent(you can not insure against criminal actions).

    Insurance is important but it is only a step in the right direction.
