Apologies for delays, but EZ-Rentv2.5 has finally been released.
The main feature with this version is that it now supports unlimited investors, so you can simulate partial ownership or even a property syndicate type scenario where you have a lot of different investors.
So now you can have an unlimited number of properties, an unlimited number of investors and you can simulate your purchases down to a given month (not just a given year). Partial year depreciation is also handled.
hope you find it a useful tool. Just remember it is completely free!

http://www.ez-rent.comI would like to know why you are allowed to offer your software on this forum when it is blatant marketing for Peach Home Loans? I do not recall anyone from Peach, including ‘Dr Peach’ himself, spending time providing free advice in this forum.
If it was being offered without a requirement to provide personal details to Peach Home Loans in return for the software, then this would be admirable, but why is it that Peach Home Loans can so blatantly advertise here under the guise of free EZ Rent software??????????
I might post some ads myself in the near future offering free information in return for private details so I can market members of the forum in direct competition with the owners of the forum and other brokers on the site who put a lot of time in helping everyone without any expectations.
Yet another example of one rule for one and another for everyone else.
Personlly, I don’t like the software anyway. The version I initially looked at was full of errors.

Essential LinksThe only way I could justify spending time on developing it after version 1 was through Peach’s sponsorship. In return they have the right to distribute the software as *they* see fit.
Many moons ago before ever posting I emailed Steve directly to ensure I was breaking no forum rules in telling people of the availability of the software. At that time he said it was fine.
If something has changed since then I am unaware of it..

http://www.ez-rent.comI remember when you first started doing it. You could go to the website and download it free without having to fill out forms and receiving marketing from a broker.
I am disappointed in the new structure. If something is free, that means there are no conditions. As far as I am concerned, this is not free software. It is a gift in return for your personal details and allowing Peach Home Loans the opportunity to market you and secure your business.
I guess we will see what happens when I replicate the structure in a few days.

Essential LinksI truly wish I could make it free according to your definition as I am very sympathetic to that view.
Right now however, it takes an investment in time and effort that I receive very little compensation for. At least by having a sponsor, *some* of the development is subsidised and if that means you have to be emailed the link to download it, so be it. I feel this is a better alterative then you having to pay $100 for it though and find you totally hate it.
Also if I had provided the download information to Peach I would have probably violated the privacy act and my own privacy policy. Hence why Peach handle it.
We can argue different definitions of free all day, as computer geeks do it all the time with freeware vs open vs closed source, etc. Plenty of freeware apps require email registration for unlock keys..
But I will make one point. Since I released version 1, I have had maybe a dozen commercial sponsorhip enquiries from selling agents, brokers, a property developer and the like – the most recent one being 6 weeks ago. In almost all instances, they felt that simply linking to my site was enough for them to in return have full branding and distribution rights to EZ-Rent.
Since Peach were the only ones who were serious about it and financially assisted me to make version 2. They did the right thing by me, I therefore do the right thing by them.

Interesting… You seem to think that everyone else here providing information, tools and documents gets compensated for their efforts helping others. In most cases, it costs money when people ask to be contacted by phone or request a fax, etc.
Your venture is clearly commercial and I object to you being allowed to advertise it in this forum when everyone else is shut down or deleted immediately!
It seems the moderators do not agree or they are asleep.

But I still won’t overtly post about updates anymore if others are having moderators remove posts of a similar nature.. However if a poster asks about PI software, thats fair enough I assume since people recommend some of the good commercial alternatives like PIA on this forum..
Oh and while we are at it, please PM me and detail any of the problems you have found with the program. I rely on this feedback..

Somehow they already dug up my email and regularly send out a newsletter which, while I remember, had an incorrect link to the new software so they sent me another email!

http://www.ez-rent.comI haven`t had time to thoroughly check out the program but I think it looks good and is a great deal, I have not had many emails from them at all, after all it`s free, I have more issues with this forum for flogging books software etc it could be said the forum has a hidden agenda is not to help people at all but basicly a financial money stream, I don`t think it`s worth paying for myself, organise a little info which oftentimes is wrong or everchanging and sell it riding off a booming market or the idea that we can all easily be financially free using R/E[cigar].
Thanks for the kind words Mark. I’m not certain if this forum has too many hidden agendas but its certainly a means to make money for its owners.
I have read posts here where I know the poster has worded the question in a way to try and solicit clients which becomes obvious to people and can be uncool. But on the other hand I think if someone has a good resource, be it documentation, software or tips and it has relevent value to others, then there shouldn’t be too much drama with posting it.
Since its a horrible grey line between whats valid and whats not (and moderators will also differ in opinion), I’m kinda philisophical about it all.
It will be interesting to see what this forum looks like in 6 months time…its certainly changed alot since I first posted..

With regard to a conflict of interest or a hidden agenda yes they are grey areas.
Maybe I go a little overboard but I find it very hard to stand by and hear hardworking everday people being fed this financially free garbage, being told they are wasting thier days in their meaningful employment and then being sold relatively useless books etc etc in pursuit of it.
Many people in the property game seem to have the attitude that you are ignorant or negative if you don`t believe everyone can make a million overnight.
Thanks for the program it looks useful and easy to use.Mark, you must be kidding yourself if you think this forum is only here to help people. The owners have a business to run and they sell products. A forum like this, and with so many members, costs a fair bit of money to run. If you don’t like the ‘obvious’ agenda, why come here?
You clearly have a negative attitude about what you can or can’t do with your life. Anyone can make money with property or other investments if they are willing to do the work or make sacrifices. I also don’t think you will find any intelligent person here saying you can make a million overnight!

Million overnight is a loose term, and yes this is what is generally the concensus, I don`t agree with it, also R/E is a very fickle industry, you follow the herds you get burned!.
I look at a few different forums for ideas most of which I dismiss as experience tells me different.
One thing you said I do agree with is that hard work is the key, but independant thought is also very important.I think you will find, if you look into it further, that the owners of this website always advocate doing things differently.
