    HI ALL, I HAVE TWO LOTS OF LAND IN HOBART TO BUILD ON, AND HAVE HAD TALKS WITH A GOOD BUILDER WHO HAS WORKED WITH OTHER DEVELOPERS AND THE DEAL HAS BEEN A FIXED AMOUNT PER SQUARE PLUS 30% OF THE PROFIT UPON SALE. THE BUILDERS RATE PER SQ IS GOOD CONSIDERING DEMAND IS STILL STRONG. HE HAS TOLD ME HE WOULD LIKE TO HOLD ON TO SOME PROPERTY AS I DO, IM TRYING TO COME UP WITH SOMETHING ATTACTIVE FOR BOTH OF US AND TO BE ABLE TO KEEP IT ALL GOING IF IT ALL WORKS. I SET EVERTHING UP AND HE JUST BUILDS. THESE WILL BE COMPLETE JUST HANG YOUR CLOTHES IN THE WARDROBE. ANY IDEAS OUT THERE??.I HAVE DONE SOMETHING SIMILAR WITH ANOTHER BUILDER ALTHOUGH THIS DEVELOPMENT DIDNT GO SO WELL, WRONG BUILDER, WRONG STRUCTURE BIG LEARNING CURVE, STILL HAVNT GOT OUT YET.     Whoa Kwaka boy…..
    The first thing you can do is learn some net etiquette.
    When you write in caps, it is the equivalent of SHOUTING !!!

    Try using lower case writing…its also easier to read.

    What you are suggesting sounds interesting.
    It can be win/win for both parties but it is very important that you document everything in the form of an agreement, more specifically a joint venture agreement.

    It sounds like you have had a go at this before by your post about the previous development.
    Out of interest for all the interested forumites here, would you mind giving some details on what happened, and what went wrong?
    I am sure there arte many here who would be keen to learn from your experience.

    sorry about the caps kp, first development, where do I begin.The builder on this one tipped in some of his own money and basically got lazy, couldn’t finish properly. His wife is not a nice person, difficult to deal with and very lazy also. She was a partner in his building business doing all the organising and …. My advice would be always check people out thoroughly, look at the work they are presently doing and look at their own home life and surroundings its tells alot, I saw it and ignored the signs, to much talking it up, and lastly have everything in writing clearly outlining the process. Show other local professionals in the game what you are intending to do and then move to step two.I know these comments are said over and over again from others, but I guess some of us start the hard way. cheers from kawaboy
