    Am new to Melbourne and looking to purchase a property in the Dandenongs. Probably specifically around Ferny Creek or maybe Sassafras.
    Can anyone give advice or their thoughts on the area (positive & negative) and what has been happening with the property market up there over the past couple of years? Any thing to be wary of? Apreciate any comments…

    Bushfires! I was up there a few years a go on the day they started. Plenty of markets and craft shops, etc. However as an investment area I’m not really convinced as it’s more a weekend touristy area for mountain biking up the hill, buying New Age craft stuff on the weekends, etc. However, I could be wrong.

    It also depends on whether your investing or looking to owner occupy. If you are going to live there its a great area. I live in Camberwell. If I was going to move I would go either the ocean or ferny Creek. It and Sassafras are the two best areas in the Dandenongs and because its a little damp its the last place you need to worry about bushfires. Spend some time and have a good look around. The areas you are looking at are more expensive than some in the hills but its pretty bullet proof

    Thanks Nigel. Am looking at the area for owner occupier. Prices up there don’t seem to be consistent – vast price range, but there is a vast range of house types also I guess. Have spent a bit a bit of time up there in recent weeks looking around. Am specifically looking at Ferny Creek as it is on the right side for access to MEL via the Monash. Any suggestions on where the best place to establish fair market value up there or demand for property in that area? Any websites / resources you can recommend?

    Realestate.com, bell realestate seem to have a lot. Depending on yur budget, anything next to or close to sherbrooke Forest is a safe bet. It is more expensive but the values will hold, stay away from emerald, cookatoo. There nice enough but compared to ferny Creek they are major fire zones. When ash wednesday happened in the 1980s Ferny creek olinda sass and sourounding areas were hardly touched, in Cookatoo a firestorm destroyed the area. Close to the forest or next to it is a great place to live and asound investment. People are always looking for lifestyle properties

    Funny that all people think about is bushfires….

    I have purchased in Upwey. The attractions are the fundamental things – close to railway line, shopping (Knox City 10 mins), schools etc. The areas close to Burwood Hwy have good infrastructure.

    Ferny Creek was my pick of the areas, but expensive, so settled on it’s neighbour. I wouldn’t purchase ‘deep’ in the mountains. Access is limited & that’s what scares some people about bushfires.

    Nkibel is 100% correct about Emerald & Cockatoo. These are feral areas. Apologies to any residents but these areas are really hillbilly. Emerald as a town will die shortly now that Chris & Marie’s plant farm is gone. There is no reason for people to go there.

    One other thought is about the ‘hills change’ that is occurring. With seaside property out of reach, the hills retreat is becoming popular again.

    Thanks for the feedback. Do you think I should be more ‘careful’ by properties on Mount Dandenong Tourist Road itself? I thought it would be quite a busy road but the times I’ve visited properties along it (all during weekends) it doesn’t see too bad. Some properties on the MDT Rd have really bad access though – sharp, steep driveways often only accessible from one direction.
