    I know that there have been several discussions on the Forum re Student Accommodation. However, I was hoping that I might be able to get some feedback on specifics not previously covered.

    Scenario: We have just recently purchased a 2 storey, 5 bedroom home that we are looking to rent out as student accom. The home has 5BR (1 with semi ensuite), study (or 6thBR), lounge, rumpus kitchen, bathroom, 2 toilets, 2 car garage.

    We are considering renting 4 bedrooms (to avoid being a rooming house) @ $120pw each all inclusive. The 5thBR (top flr) and the study (ground flr)would both be equipped with internet to be used as study areas. We would furnish the ground floor only so that tenants can bring their own furnishings in to furnish bedrooms.

    The layout of the house provides ample opportunity for tenants to find their own space to study or relax/entertain.

    Included in rent are power, gas, water, gardener, weekly cleaner, internet (2 points). There will be no landline phone, no Foxtel.

    On the question of internet we are debating whether to have broadband installed or only dial-up – we are not looking to increase rental to cover any particular service type.

    Can anyone recommend a solicitor for preparation of leases to cover this type of tenancy. Whilst we are confident about using standard pro-formas we are keen to investigate the relevance of using a “specialist” in this field.

    Any thoughts/comments would be much appreciated.

    What state is the property in as tenancy laws are different for each state?

    Prop is in Victoria, hence, the need to keep room numbers below 5.
