they claim to have positive cash flow real estate but when i looked at the numbers I just couldn’t see it… bearing in mind I know exactly where some of the stock is. I think CF+ is so trendy now that everyone is trying to get on the band wagon

    Hi Moneymad,

    Welcome to the forum.

Be aware that some people/companies classify a property as cash flow positive once you factor in end of tax year tax refunds.

Personally I think that if you have to put your hand in your pocket each week to add personal dollars to your rental income to meet the mortgage payment then the property is NOT cash flow positive.

    Cheers, Nobleone/

    Hi,

My understanding of the terminology is:

Cash flow positive: The rental income exceeds all the expenses, you get $$$$ in your pocket each week

Positive geared: The total income (including deductions etc) at end of year exceed expenses

Negative geared: The total income is less than the expenses

Some people accidently or deliberately confuse the top 2 terms I think.
