    Hi people,

    I need to make a choice to invest in one of two DHA properties (townhouses). Please let me know which area you think has more potential for capital appreciation over next 5 years. I have included pros and cons for each one.

    North Parramatta Townhouse: $506,000
    – Brand New
    – Great Location (near parramatta shopping centre, schools, parks, train station, etc)

    Baulkham Hills Townhouse: $530,000
    – 2 years old
    – Reasonably good location, though not as good as North Parramatta.
    – A much more stylish design that the North Parramatta Townhouse, with more spacious rooms.

    Anyone familiar with these areas please leave your thoughts. I would like to get some more ideas as this is my first property investment.

    Ajay, tell us about yourself!

    Do you have your own home? What equity do you have? What are your investment goals? WHy did you chose an IP at such high price?
    What rent would you get for each? How long are they un-tennanted?
    You get the idea…

    Hi Calvin & thanks for your reply.

    This is my first investment property and I am going half-half with another member of the family.

    As far as rent goes, it is defence housing, so the lease guarantees it for 12 years. The rent is $380 per week.

    Being defence housing, I suppose it has the advantage of guaranteeing tenants which takes the hassle of managing the property. Since I am going half-half on the investment, my investment ends up at around $250,000.

    As far as my equity goes, I don’t own my own home yet so I don’t have equity (I am 21 and just finished working full-time for over 1 year). I am able to invest this amount of money to due the other investor having equity.

    Hope those details help a little..

    Anyway, I wanted to know which are seems more worthwhile to invest in. My goal is to have a solid return on investment within 4 years or so.
