    I have three units at Falls Creek in Victoria that are doing well and a friend suggested the next property could be in Niseko Ski fields in Japan

    Has anyone here got investment properties in Japan and is this easy to do ? What are the hidden downfalls of investing OS

    Japan is a whole different ball game to Australia. Properties have been falling since 1990, depsite it being cheaper to pay a mortgage than to rent. There are other problems such as foreign ownership rules, and finance. You probably wouldn’t be able to finance there unless you were working there.

    Stick with an area you know.

    I would take these:

    as indicators that a small(ish) speculation in Japan just might pay off (I don’t know whether property near the ski field has followed these trends though). If you can work around the problems Terry has mentioned and find CF+ property close to the ski fields I’d give the idea some consideration. And PM me with a weekly rate…[biggrin]

    When I did a course in Japanese business in about 1993, I thought now may be a good time to buy some shares (have been dropping since 1990 too when the bubble burst). Luckily I didn’t as they have been still falling since.

    But, yes it could be a good time to get in now, but you must know the market well, speak the language and know the rules and customs over there.

    This is VERY dangerous ground. The problem is exchange rates, which you have no control over. Japanese culture is very “follow the leader” and once climate change enters the consciousness there will be a run from anything to do with snow.

    I would even get out of Australian alpine property if you have any; the latest poll out today of Australian opinions rated climate change as a serious worry.

    There are those who speak of making snow to counteract warming trends but no cheap methods are known. Alpine resorts in some parts of the world already hide the fact that they have snowmking, thus avoiding having to admit that they are marginal. Higher altitudes in Austria are reserved for locals, such is the expectation there.

    With so much good investment propert around, even O/S, and given you say you have some alpine already, why on earth would you want more: for heavens sake, diversify!

    Hi,this is my first post..so here goes….
    Yes..after living here in Tokyo for 13 years now,I have followed a lot of the trends since ‘the bubble’ and prices have dropped since then,I did however just read 3 days ago in the Daily Yomiuri (Daily English newspaper)that for the first time prices have increased…a new upward trend?As far as local rules/info etc go.. if anyone needs an insiders opinion..just email..

    Thanks everyone and BTW the property I have in Falls Creek has preformed very well, I however do run a huge skiing web site so marketing them is easy for me hence my involvement.

    A lot harder for other people though.

    Might just stick to what I know
