Hi,
We have just got new tenants on our IP and haven’t been in there for one week yet and they are asking us to install a security/screen door. Do we have to act now, as we can’t afford it at the moment? Are we bound to do this? We know we should look after our tenants.

It always comes down to compromising. You have a responsiblity to make sure the property is secure for your tenants, but this can be done by a deadlock on the door or window locks, that would be a cheaper alternative.
I would also tell the tenant you have a maintenance program in place and would look at the door screen in x amount of months. That would also make them happy to know that you have addressed the situation and not swept it under the carpet. [biggrin]

Tell them you could do it, but would have to charge them an extra $X pw in rent and see what they say.

Jenny1 is absolutely right. Compromise is the key here. I once had a tenant make the same request. I asked them nicely if they wanted to go halves in installing a security door. They happily obliged, we agreed on a budget and they chose the design.
