Is it possible to purchase an IP through a discretionary/hybrid trust and be the sole trustee without affecting eligibility for FHOG + stamp duty exemption in NSW.

Given the state of the property prices in NSW,
my fiance and I could not bear the thought
of purchasing brand new 3x2x2 townhouse out west
for $400k only to see the price drop in a few months. developers have dropped prices from $455 -> $399k in the last 6 mths.

Given our current situtation we’d like to put out
savings into an IP interstate, but eventually purchase our PPOR in NSW.

Any advice would be greatly appreciated.

    regards,

    tkasing
