All Topics / Value Adding / Traps to be aware of when looking at a site
I’m interested in getting your ideas as to what things to be aware of when looking at a development site. I’m currently looking at a large site (several acres) near Melbourne. I’m aware of such things as soil testing and overlays eg heritage or green wedge. However, are there any other points that I should be aware of, or for that matter, points that I should look for in a site (I’m looking at several different sites and will probably want some equity partners down the track). Thanks for any assistance you may be able to provide.
If you are planning a residential development, you would want to know if the property is within the urban growth boundary.

Alistair
Hello Familyfirstl would be checking for UG utility easements & and property drainage requirements – having to negotiate easements for drainage across other properties is a time consuming, costly and sometimes friutless undertaking

I have placed some resources for beginning developers on one of our web sites.
One is a checklist we use when assessing a site for development potential.
Check it out at http://www.metropoleprojects.com.au
Go to Investors Learing Centre- site assessment checklist
