    Can anybody help me? I’m new to all this, have just finished reading a few property investing books, including Steve’s 0-130 and was wondering what are the best web sites to start my search for a property? Ideally I want to start in the outer suburbs of Melbourne, Ballarat, Bendigo etc.
    All I seem to be able to find are Metro real estate agents!
    Do country agents have websites too?

    try you states Real estate industry. They usually have a website.

    Once you have worked out an area you are interested in then start using the local REA websites.

    I will be looking at these sites tonight.
    Another question, are the good deals which investors usually speak about found via the web or are most found ‘out on the road’ or by word of mouth?
    I ask this because I have applied the 11s solution to all properties I have looked up on the web, and none have passed.

    that is only one way to work out if the property if viable or not. It also depends on what you plan on doing with the property.

    Some people are happy to -ve gear their IP if it is a small amount out of their pocket. Some ppl are happier if it is a bit more due to possible capital gains.

    I think you need to sit down and really work out what you strategy is going to be and the possible implications or each type. Work out how you can do it and what you can afford.

    I only have one IP which we are in the process of aquiring, so I don’t feel too confident in giving my point of view. I have found that a good real estate agent in your chosen area, who knows your objective, is excellent to have as they approach you with deals before they hit the listings.

    Just do lots of reseach and remember, a property may look -ve, but small alterations could make it +ve!
