I am a new poster and fairly new to property investing.
I have two neg geared IPs and have been searching for CF+ residential properties in Perth and Brisbane over the last few weeks, the average return I can find is about 5% gross, I understand from Steves book 0 to 130 etc that a 10.4% return is needed to go close to being CF+, maybe I need to consider a commercial property instead ??This is all new ground to me.

Hi Brownegaz,
As a general rule of thimb – you won’t find an off the shelf cashflow positive property in Perth at the moment.
You will either need to look further afield or look for something that can be turned into a 10% return.

On my list of 17 that I am looking at, 14 are +CF from day one….
Biggest trouble I am finding at the moment – all of the chaps from the eastern seaboard must be looking at the same list I am and “fillin’ their boots”. [thumbsdownanim
Agents love them ‘cos they are willing to pay more – frame of reference or something they tell me ??
Keep searching – they are there. [whistle]
