    i was wondering if their was a way to find out if a certain area has high or low vacancy rates .is their a web site?should i trust the real estate agent?should i ring up and ask for sumthing to rent?

    Hi Grubba,

    Recommend you canvas as many of the local agents as possible. Bear in mind there may be some types of property that may be more attractive to tenants than others. Depending upon the area the property is located this can be anything from a 4 X 2 house to a single bedroom apartment.

    The questions you ask need to be matched with the type of property you have or are about to purchase.

    The same sites that allow you to search for property for sale often allow you to search for property for rent.
    My favourite trick is to ring an agent and say ” do you manage rentals?” they say “yes” I say, how many properties do you manage?” they say XX number, then I ask “out of XX number, how many vacancies do you have? if they say more than 3% of their rent roll, I know that either they are having a bad trot OR
    if every agent in town tells me the same thing I ask if this is really a town I want to buy in.
